Repair and Maintenance of Zinc and Copper Roofs

Even zinc-titanium and copper roofs, known for their exceptional longevity, benefit from periodic inspection and small interventions over their service life. Anomalies such as a seam loosened by the wind, a blocked gutter or a displaced flashing are normal and repairable if detected in time; ignored, they evolve into infiltration that damages structures and interior finishes.

Signs that the roof needs maintenance

There are visible signs that point to the need for a technical inspection:

  • Damp staining on the ceiling or around chimneys and skylights.
  • Drips during heavy rainfall, even occasional ones.
  • Overflowing gutters — an indication of obstruction or inadequate fall.
  • Disconnected downpipes or visible leaks.
  • Lifted sheets, opened seams or displaced flashings after strong winds.
  • Vegetation growing in gutters or around chimney finishes.
  • Localised staining on the sheet, distinct from the uniform patina of the material.

If you recognise any of these signs, the next step is an inspection — most anomalies are simpler and cheaper to correct before they cause damage indoors.

Technical inspection

Our intervention always begins with a documented technical inspection. The team walks the roof with the appropriate safety equipment and assesses the condition of the cladding (sheets, standing seams, soldering, fixings), the flashings against walls, chimneys and skylights, the drainage system (gutters, valley gutters, downpipes, water boxes, vents), the copings and perimeter flashings, the condition of the substrate wherever accessible, and any signs of galvanic corrosion.

The inspection is delivered as a report with photographs, a description of the anomalies, classification by urgency and a budget estimate for each intervention. This allows the owner to make decisions based on concrete information — immediate repairs, planned interventions or deeper restoration.

Localised repairs

Most anomalies are resolved by localised repairs, without replacing significant areas of the cladding:

  • Open standing seams: controlled opening of the seam, correction of the underlying problem and reclosing with the appropriate tool.
  • Displaced or dented flashings: repositioning and refixing.
  • Gutter repairs with localised holes or soldered joints that have failed, by lead-tin soldering or replacement of a section.
  • Infiltration points at chimney, skylight or vent flashings.
  • Soldering redone on overlapping joints, with prior removal of the patina.
  • Emergency repairs in case of active infiltration, with provisional sealing until a permanent intervention.

Replacement of elements

When the wear is more extensive, we resort to replacement of elements rather than repair. The most frequent situations are:

  • Sheets damaged by impact, localised corrosion or earlier installation error.
  • Lengths of gutter in zinc or copper, remade in the workshop with the same section as the original.
  • Downpipes, supports and connections to the rainwater system.
  • Coping on parapets or low walls, including expansion joints omitted in older works.
  • Chimney cowls, vents, lantern roofs and other singular finishes.

In all cases we look for materials compatible with the existing — in metal, thickness and finish — to preserve the visual continuity of the roof. When the original material is no longer in production, we propose equivalent alternatives and explain how their patina will evolve relative to the surrounding areas.

Preventive maintenance

Preventive maintenance is the most economical way to protect a metal roof. We tailor periodic plans to the size of each building, with visits typically scheduled before autumn and after winter. Each visit includes a full clean of gutters, valley gutters and downpipes; a check of fixings, seams and flashings; small immediate corrections; and a photographic report with recommendations for the year ahead.

Clients with an active plan benefit from priority service and preferential terms on interventions outside the scope of the plan.

Restoration of older roofs

Portugal has a significant building stock with zinc and copper roofs installed in the 20th century, on urban houses, institutional buildings and religious heritage. Many of these roofs remain in acceptable structural condition and deserve to be restored rather than replaced with conventional solutions that strip the building of its character.

Our approach to the restoration of older roofs begins with diagnosis: we assess how much of the original cladding can be preserved, which areas require localised replacement and what interventions are required on the substrate. Wherever possible we conserve the areas with stabilised patina — part of the heritage value — and reintegrate the replaced areas with new material that will evolve over the years to the same tone.
